The 40 yard container in Parker
The 40 yard is a job-site container, and the largest size we offer. Eight-foot sides mean it is loaded by machine or by a crew throwing from height, and it usually wants a lot or a job site rather than a house driveway. Full-scale construction and demolition, commercial renovations, warehouse and office cleanouts, commercial roofing, large event cleanup — that is where it lives. It holds about twelve pickup loads, or 230 to 250 trash bags, and the tall sides cut down the number of swap-outs on a big job.
It is light, bulky debris that justifies the 40: packaging, pallets, framing, fixtures, furniture from a whole building. Concrete, brick and dirt fill the allowance long before the box looks full, so for heavy rubble we usually suggest a 10 yard or a split-load plan alongside it.
Construction, demolition and big commercial jobs
General contractors on multi-phase projects, developers on new builds and demolitions, property managers renovating multi-unit buildings, businesses clearing a warehouse — those are the regular 40 yard customers. Demolition in Colorado comes with paperwork: CDPHE wants every building that is coming down inspected for asbestos by a Colorado-certified inspector, and a Demolition Notification filed at least 10 working days before work starts — houses included, and even if no asbestos is found — with a fee of $50 plus $5 per 1,000 square feet. Concrete or wood with asbestos floor tile or mastic stuck to it cannot be recycled. Asbestos never goes in a roll-off. We will ask what the building is before we quote.
Every load has to end up somewhere legal. Most Parker-area loads go to permitted landfills such as the Denver Arapahoe Disposal Site at 3500 S Gun Club Rd in Aurora, about 11 road miles from the yard, which takes construction and demolition debris and household trash but no hazardous or liquid waste. Some towns want proof: Aurora's code lets the City ask a construction or demolition site's owner or contractor at any time to show final disposal at an authorized facility, and Littleton's demolition submittal asks for a debris hauling route from the site to the nearest state highway. Ask us for the disposal receipt when you book.
Access and placement for a 40 yard
The truck needs a clear run in — more room if it has to turn — a flat, stable surface and about 25 feet clear overhead. On a job site we place it where the crews can work around it. A 40 that has to sit in a public street needs the town's say-so: Parker requires a Street Occupancy Permit for more than 24 hours in the Town right-of-way; Castle Pines requires a City permit for any dumpster of 5 cubic yards or more in the right-of-way — $370 for the first 90 days on the 2025 fee schedule (Sec. 11-1-30); Castle Rock's code bans refuse containers in the right-of-way unless the Town authorizes it (8.20.030); and Aurora does not allow dumpsters on the public street at all. Each town page says what that town's code asks for.
Suitability
Is the 40 yard the right size for you?
Rough working figures. Weight, not volume, is what usually decides.
Choose the 40 yard for
- Full-scale construction and demolition
- Commercial renovations and roofing
- Warehouse, office and retail cleanouts
- Full-home remodels with a crew
- Large event cleanup and long projects on a swap schedule
Pick a different size for
- Residential driveways (it rarely fits and you will pay for unused space)
- Heavy-only loads — concrete, brick and dirt go in smaller boxes
- Jobs without machine or crew loading
- Asbestos, hazardous waste, tires, batteries and electronics
Placing a 40 yard container on a Parker-area property
It needs a flat, stable spot about 22 feet long and 7.5 feet wide on a lot or job site, about 60 feet of clear approach for the truck (more if it has to turn), and about 25 feet of clearance overhead. On your own driveway or lot in Parker we found no Town permit for a roll-off; in the Town right-of-way, a dumpster that stays more than 24 hours needs a Street Occupancy Permit through eTRAKiT — call Engineering and Public Works at 303.840.9546 first. Other towns have their own rules — Castle Pines charges $370 for a 90-day street permit, Aurora does not allow dumpsters on the public street, and Centennial limits a driveway dumpster to 7 days without a building permit. Check your HOA too: covenants can cover containers in driveways. Boards go under the dumpster on request. Each town page covers its own code.

40 Yard Dumpster — questions we get asked
Will a 40 yard dumpster fit on a residential property?
Rarely. It needs a lot, a long drive or a job site. For houses, a 30, or a 20 with swaps, usually works better.
How do you load a 40 yard?
By machine or by crew. The sides are eight feet high, so hand loading from the ground is slow — plan for a skid steer or a ramp.
Can I put concrete in a 40 yard?
Within the weight limit, yes — but not as the main load. Five to six tons (about 10,000 to 12,000 pounds) is included and concrete hits that at a fraction of the volume. Put rubble in a 10 yard loaded level alongside the 40, or ask us for a split-load plan.
Do you offer long-term rates?
Yes. Extended projects get job-site rotations, PO billing and site-specific notes — tell us the expected duration and we will quote the whole job.

40 yard dumpsters delivered across Douglas County and the south metro
We run roll-off containers out of the Dransfeldt Road yard to every town below. Parker and the closest towns are often same-day; the edges of the area are more often next-day. A few towns license the haulers that work inside their limits, and several keep containers off the street — each page says so plainly. If your town is not listed, call anyway.
